Planning Commission

The Planning Commission guides the city's future development and land use policies. The Planning Commission's focus is to make land use decisions that are consistent with the City's Master Plan that promote high quality, sustainable development and equitable growth in our city. The Planning Commission meets in the Council Chambers at City Hall, the first and third Wednesdays of each month at 7:00 P.M.

The Planning Commission is responsible for the following:


Site Plan Review - reviews applications for site plan approval and makes a determination to grant approval, approval subject to conditions or revisions or denial of approval.

Zoning Ordinance Amendments
- reviews amendments to the zoning ordinance, holds hearings on a proposed zoning ordinance or amendments, and reports its findings and recommendations to City Council.

Special Land Use - holds hearings and reviews all applications for special land use approval and makes a determination to approved, approve subject to conditions or revisions or denial of approval.

PUDs (Planned Unit Development) - holds hearings and review of all applications for PUDs and forwards recommendation to City Council for approval, approval subject to revisions or conditions, or denial of approval.

Condominium and Subdivision Review - reviews and holds hearings on all applications for all condominiums and subdivisions and makes a recommendation to City Council.

Master Plan - is responsible for the development and adoption of a master plan or comprehensive plan as a guide for the development of the city.

Matters referred by the City Council - review of plats or other matters relating to land development referred to it by the City Council.

Other Studies - The Planning Commission has the authority to require applicants to prepare other studies and materials to confirm compliance with the standards of the ordinance, including, but not limited to: traffic impact studies, market studies, environmental assessments or utility capacity analysis.

Administrative Review Committee

 
This is an internal committee made up of various department officials that meet at 9:30 a.m. Tuesdays. Incoming site plans are reviewed prior to being placed on a Planning Commission agenda.  Plans to be reviewed by the ARC must be received by noon the Friday prior to the meeting, to be distributed for review. Review generally takes one week. Comments for re-submittal are usually received by Friday after distribution.
